5 Quick Tips to a Hot Home Listing
How to get the line around the corner when selling your house?
Okay, before you say it, I know the 2021 housing market is outrageous, and in some areas simply saying you are thinking about selling your house will get you a barrage of phone calls from prospective buyers and their eager realtors. There are areas, however, that have a slower turnover rate. If your home is in an area where the market is slower, these 5 quick tips can draw in the crowd, especially now that Spring is on the near horizon. They will help your property sell more quickly and for a higher selling price.
Not everyone can afford to do a full upgrade of their home before selling but there are some things that everyone can do to improve the way their home looks to a potential buyer. They can make some shifts in furniture placement, reduce clutter, and increase the cleanliness of their home. One sure way to ensure that your house is “Camera Ready,” is to hire a home staging company. Their primary role is to maximize the potential and placement of your current furniture and household items and/or suggest or provide items to replace them to make your home look its best.

With Spring on the horizon, yard beautification is again en vogue. If you have a green thumb, this is the time to head to your local home improvement store or garden expo center to begin to spruce up the face of your home. Seasonal shrubs and flowers invite potential buyers to your home, and as the temperatures continue to rise, you may also consider adding a few coats of paint to freshen up the windowsills and siding.
If this sounds overwhelming, no worries, give my friends at NPE Landscaping a call at (203) 690-8516. The owner, Nehemias Palma-Espina, and his team can give your yard a facelift to make your house smile.
Now that we have taken care of the inside and the outside of your home, the next important step is to determine the starting price for your home. The starting price of your home will decide who sees your home as well as how compelling that price is for them to purchase. In a seller's market, when there more buyers and fewer houses to buy like we are seeing in 2021, the starting price may also be the lowest price you would accept. Whereas in a buyer’s market, when there are more houses for sale than buyers to buy them, the starting price may be your goal selling price. Lucky for you, if you are a seller, we are currently in a seller’s market.
It is important to do the proper market analysis to position your house in a price range that makes buyers want to buy your house. Getting assistance, during this- step is truly an asset. This is where your real estate agent comes in.
Getting the right representation for selling your home is arguably the most essential step in the process. There are plenty of tools available to sell your house on your own, yet there are overwhelming statistics to show that getting a well-intentioned, experienced Realtor®, is the best way to get your home sold at the best price. Just like any professional, contractor, or employee you would hire, you should interview as many Realtors® as possible to find the right one that fits your needs and expectations.
A Realtors® job is more than just getting your home listed on the Multiple Listing Service (MLS) and having open houses. Their job is to quarterback the entire sales process from Staging, Curb Appeal, Pricing, and Pictures (the next step), to negotiating with buyers, contractors, inspectors, other agents, and appraisers to ensure the process goes smoothly for you as their client.

The final step is pictures! After taking all the previous steps, you are ready to list your home for the world to see. Now is time to showcase your hard work. Whether you are selling your home yourself or using a Realtor®, my suggestion is to hire an experienced photographer to take, edit and send you pictures of your home.
The better the pictures, the longer a potential buyer will spend viewing them, checking every detail of your home before setting an appointment to see it in person.
A bonus is for you or your Realtor® to do a virtual tour video of your home. This adds time to your click, meaning they will spend more time looking at your house, with a well-done video. The more time they spend looking at your home, the more likely they are to make an offer. The more offers you receive the better chance you are to get your home sold at a higher price.
Following these 5 quick tips for selling your home, will help you to get your property sold more quickly and at a higher selling price. If you only do one thing, hiring the right Realtor® can be the difference in getting the price you deserve.
